Extensions

Types of Extensions

We offer a range of extension options to suit different homes, layouts, and requirements.

Single Storey Extensions

Single storey extensions are a popular way to expand your ground floor space. Ideal for kitchen extensions, dining areas, or open-plan living, they provide a seamless link between your home and garden.

Double Storey Extensions

Double storey extensions allow you to increase both ground and first floor space. This is a cost-effective way to add multiple rooms, such as additional bedrooms, bathrooms, or larger living areas.

Rear Extensions

Rear extensions extend out into your garden, creating more usable living space without affecting the front of your property. They are perfect for open-plan layouts and modern family living.

Side Return Extensions

Side return extensions make use of unused space at the side of your property. Common in terraced or semi-detached homes, they are ideal for widening kitchens and creating bright, open spaces.

Wraparound Extensions

Wraparound extensions combine rear and side extensions to maximise space and create a large, open-plan layout. This design is perfect for homeowners looking to completely transform their ground floor.

Loft Conversions

Loft conversions make the most of unused roof space, adding bedrooms, offices, or living areas. They provide a practical way to increase your home’s footprint without extending the ground floor.

Guidelines

Do I Need Planning Permission for an Extension?

Planning permission requirements will depend on the size and design of your extension. Some smaller extensions fall under permitted development, meaning formal permission may not be required. Rear extensions up to 4m for detached homes or 3m for other properties often fall within permitted development, meaning planning permission is usually not required if height limits are observed.

When Planning Permission is required

  • Single-storey rear extensions that go beyond 4m for detached homes or 3m for semi-detached/terraced properties.
  • Any extension taller than the highest part of your existing roof, or over 4m in height.
  • Extensions within 2m of a boundary that exceed 3m tall.
  • Any side extension that is more than one storey or wider than half the width of your home.
  • Extensions to the front of the house or on the main elevation facing a road.
  • Using materials that don’t match or complement the existing building.
  • Properties in conservation areas or listed buildings

Building Regulations Compliance

Even if planning permission is not required, building regulations will still apply.

All extensions must comply with building regulations, covering structural integrity, insulation, ventilation, and safety.
